Description

~Located in Maple Corner, a hamlet of Calais, just 10 miles north of Montpelier

~Seek to be a multigenerational, residential community with a total of 6 house lots on 28-acres

~Houses are clustered on 3.65-acres with southern exposure to enhance passive solar gain

~Our five individually-owned homes are all unique with one of the six lots still available for building

~Our shared infrastructure includes road, well, pump house, electric, internet, and septic

~Of the total shared property, approximately 24-acres are comprised of pasture and perimeter woods

~Approximately 18-acres are potentially available for agricultural ventures; currently this area is being maintained as a hay field surrounded by high-tension
perimeter electric fence

~ We aim to foster a residential neighborhood that respects individual needs and member participation in order to maintain the social and physical needs of the
community

~We are committed to welcoming diversity, egalitarian governance, respectful communication, and mutual learning, while managing the land with regenerative
practices which encourage healthy soils, biodiversity, and water quality

~Our decision-making process is consensus-based and we are guided by the rules and regulations we created

~We meet twice a month for a total of 4-hours: one being a meeting to address issues related to our shared property and community, and the other to participate
in land-based work projects

~We have quarterly dues for shared infrastructure expenses, such as snowplowing, landscaping, septic maintenance, and common land taxes and insurance

~We chose not to build a common house because each of the homes can accommodate the size of our small group for monthly meetings and informal gatherings

~Maple Corner village provides PFCA with additional assets, all within 5-minute walking distance:
-Curtis Pond is across the road with a public swim area & boat launch
-Maple Corner Community Center includes a full kitchen, stage, and gathering space for larger community events
-Maple Corner Community Store & Whammy Bar (live music venue Thursday-Saturday)
-A vibrant arts community that includes a variety of programming (e.g., Art at the Kent, curated movie series, community potlucks to welcome newcomers,
and art, yoga, and exercise classes)

~If you feel our community might be a good fit for you, please reach out for our digital information packet and to set up a personal visit. We would enjoy meeting you!
