Gratitude Village: A Zero Energy Cohousing Community Growing in Brighton, CO
Rooted in Gratitude • Growing in Community • Thriving in Affordability • Leading in Sustainability

Gratitude Village is a multigenerational, Zero Energy cohousing community forming now in Brighton Colorado, just 18 miles northeast of Denver. We’re building more than homes—we’re cultivating a neighborhood where people of all ages and backgrounds can live with purpose, joy and connection.

Our 48 homes will include up to 24 permanently affordable units, made possible through grants, partnerships and a commitment to equity. This means first-time buyers, young families, older adults and those on fixed incomes will have a place to call home—without sacrificing comfort, sustainability, or community.

1. Community & Connection
We believe belonging is essential to well-being. At Gratitude Village, shared meals, car-free paths, a vibrant common house and spontaneous porch conversations create a life that’s richer, more joyful, and more resilient. We’re designing a place where neighbors know each other—and care for each other.

2. Sustainability
Every home in Gratitude Village will be built to Passive House standards, making them energy efficient, healthier to live in, and far less expensive to maintain. The entire community will be Zero Energy, with solar panels, water-wise landscaping, and organic gardens that nourish both people and planet.

3. Affordability With Dignity
We’re committed to building a mixed-income model that bridges the gap between renting and traditional home ownership. Our homes are designed for real-life transitions, with three housing tiers:

Tier 1 – Compact flats or condos (700–800 sq ft) near the heart of the community

Tier 2 – Two- and three-bedroom townhomes (900–1100 sq ft) in multiplex buildings

Tier 3 – Larger family-style duplex or single homes (1300–1500 sq ft) for those who need more space (3-4 bedrooms)

This thoughtful mix allows residents to move within the community as life circumstances evolve—upsizing, downsizing, or staying close to what matters most.

4. Diversity, Equity & Inclusion
Gratitude Village embraces people of all races, cultures, abilities, family structures and belief systems. More than half of our current leadership identify as BIPOC, LGBTQ+ or individuals with disabilities. We are co-creating a neighborhood where everyone’s voice matters and difference is celebrated.

5. Nature as a Neighbor
Green space is at the core of our design. Depending on final land size, we’re planning a 1-2 acre dog park, community gardens, native landscaping, and car-free areas that invite play, peace, and connection with the natural world. Our goal is to nurture both the earth and our relationships with one another.

We’re currently seeking Founding Members and Explorers to help shape the vision, voice, and culture of Gratitude Village. This is your chance to be part of something transformative from the ground up.
